Chester Foothills Acreages is located about 45 minutes south of the west entrance to Yellowstone National Park (West Yellowstone, MT) off Highway 20 between St. Anthony and Ashton, Idaho.
To the north are the Centennial Mountains and the Ashton Foothills which turn brilliant colors in the Fall. To the west you will see the St. Anthony Sand Dunes and the southern end of the Lost River Mountains. The Big Hole Mountains run across the south horizon, while the eastern view holds the jutting Teton peaks and the Jedadiah Smith Wilderness Area.
Plan covers approximately 41 acres and provides each residential plot with approximately 1.9 acres. Reserved area for recreational and common use is 1.95 acres. Access and interior roads use 6 acres. (See Lot layout.)
The county roads are paved to within 1/4 mile of these lots. Within the project, the roads are constructed of gravel to Fremont County specifications. (See lot layout.)
The shady area along the canal that has its origin in Fall River a few miles upstream is being kept as a common area. This area will provide stream access, picnic tables, and a fire pit for the local residents. This area will be maintained by the developer until the majority of the lots are sold. At that time the land will be maintained by the Home Owner's Association. (See lot layout.)
Property owners within this subdivision are covered by reasonable covenants that will provide a format to protect property values without unduly restricting the use of their property.
